 Post subject: EPA Lead Awareness Training Class Law - new for 2010

I am hearing this new EPA lead ruling requires Owners as well as contractors to take this 8 hour course before the end of the year. Is this correct, or is it just for Contractors?

The class is required of anybody doing renovations for renumeration.

If you are a handy-man-landlord, then you need to take the class, and to register your company.

If you are a managing landlord who fixes/paints nothing personally, but has employees who do, then you need your employees to take the class, and to register your company.

If neither you nor any of your employees do renovation/painting/fixit work, but you hire it all out, then you don't need to do either, but you should make sure the companies you hire are registered.

If you simply fix your own home, or do handy man favors for others for which you are paid nothing, you are exempt and don't need to do either.

The class is easy, and the rules, while strict, are not absurd given how toxic lead is in concentrations often found in older houses. Renovations cost a little more and take a little more time, but as this becomes standard, just from a legal liability standpoint, you are going to want to follow these procedures anyway.
