Hello,

Just came across this site for the very first time. I like what is here and I am interested in understanding the opportunities to invest, rehab and own properties in or around Pittsburgh, PA. I do not live in the area nor am I from Pittsburgh, PA but that does not matter I guess. First of all would like to find an agent who understands what matters to an investor. Next, what is the effect of the sub prime market and general economics on the greater Pittsburgh real estate market place? Now and for the next few years? How are the prices compared with 2000 to date?

Pittsburgh is a very unique real estate market and always has been. The bubble we here about all the time related to real estate has not been to Pittsburgh. The average property appreciation in Pittsburgh is between 3 and 5 percent. I currently work with quiet a few real estate investors who are very successful in the business and as a group are changing the real estate market all over Pittsburgh. There will always be the need for housing all over the country, Pittsburgh's market is the ideal place to provide that. The cost to buy & rehabilitate property is lower than anywhere else. The return on your investment is very good and there will always be the "first time home buyer" and Pittsburgh is very desirable to them.
